Pre-application guidance and engagement

All participants should be prepared to invest effort in discussions and provision of information prior to the submission of a planning application. Spending time on exchanging information during the critical period in which a development proposal is still fluid and capable of adaptation can improve development, and reduce time and money spent on abortive work. Planit-X helps developers communicate with local people and take account of representations.  We also represent local communities before and after planning applications are made.


Planit-X can help to ensure that development is not unnecessarily delayed by pre-commencement or pre-occupation matters, by negotiating planning conditions and obligations (S106 Agreements).

Community Infrastructure Levy

The Community Infrastructure Levy (CIL) is a charge which local authorities can place on new development in their area. The charge will depend on the size and type of development. Proceeds will be spent on infrastructure to support the development of the area. Planit-X supports planning authorities prepare a CIL for their area.


Planit-X represents local communities and planning authorities at appeals against planning decisions. In England and Wales, appeals are dealt with by the Planning Inspectorate. If you or your community had an interest in an application, whether you were for or against it, you will probably be interested in the outcome of any appeal. Planit-X can make sure your views are properly represented.
