Development Plans

Local Development Framework

The Local Development Framework (LDF) is a collection of documents which provide the basis for decisions to be made on planning applications. Planit-X can support, manage and prepare the full range of Local Development Framework documents including:

Development Plan Documents

Development Plan Documents (DPDs) are statutory documents that carry the most weight for making decisions on planning applications. Planit-X can help local planning authorities prepare Core Strategies, Area Action Plans and Land Allocations DPDs. We also provide expert witness support at Examinations in Public, a ‘critical friend’ service, and an independent ‘soundness’ check.

Supplementary Planning Documents

Supplementary Planning Documents (SPDs) are intended to expand upon, or provide further details to, policies in Development Plan Documents. We have considerable experience in preparing site development briefs and other planning guidance.

Statement of Community Involvement

The Statement of Community Involvement sets out the standards to which the local planning authority will engage and consult the public and other stakeholders during the production of the LDF and when dealing with planning applications. Planit-X can help find cost-effective ways of involving communities in plan making and help manage community engagement.

Local Development Scheme

The Local Development Scheme (LDS) sets out the programme for preparing the documents needed for the Local Development Framework. Planit-X helps local authorities to prepare realistic timetables and identify the resources needed to deliver their programmes.

Sustainability Appraisal

DPDs must be subject to sustainability appraisal (SA). SA is an iterative process that covers the wider sustainability issues of policy making. Planit-X can help decision making by providing information on the possible effects of proposals and policies against social, economic and environmental criteria.

Representations

Planit-X also makes representations and objections on development plan documents on behalf of other public sector bodies, business, community groups and individuals to ensure that their interests are properly presented.

Evidence Base

Planning decisions must be underpinned by sound evidence. We can help identify gaps in the evidence set and prepare community profiles, Strategic Housing Land Availability Assessments (SHLAA), Employment Land Studies, town centre studies, Open Space and Recreation (PPG17) studies, Infrastructure Plans etc.
